Estimating
& Budgeting
Experience has no substitute. 50+ years of transparent estimating, budgeting, and detail experience help us deliver lower, more predictable costs. We assemble estimates in 4 phases: conceptual, schematic design, design development, and construction document, and present each to all members of the team.

Engineering
Value engineering is mission critical to delivering the most economical result without sacrificing quality. Our preconstruction experts work with the design team to identify high-cost areas and find possible alternatives to reduce costs. We share these, collaborate on key decisions, and go.

Constructability
Analysis
Identifying potential obstacles before they happen is key. We review all documents and plans to spot, reduce, and eliminate areas that could result in errors or delays. This process includes the design team and often dovetails with collaborative value engineering.
Model-Based Estimating
During preconstruction, we develop and manage our own 3D models, embedding estimating into the process for precise quantity takeoffs, cost analyses, and phasing scenarios without depending on incomplete early designs. Integrated with value engineering and constructability reviews, this approach tests design options, identifies savings, and forecasts budgets early. Using automation, historical cost data, and model-based workflows, we deliver transparent, reliable estimates aligned with the project strategy.

To align everyone involved with the project, we create and share a comprehensive design phase schedule that includes the earliest start date for construction.
Site Use & Logistics Planning
A quality site analysis can improve nearly every aspect of the construction phase. We examine vital processes including project sequencing, material staging, and access restrictions to create a site logistics plan for every phase of construction. Our aerial site maps provide a clear vision of the entire site including access points, storage/laydown space, and construction traffic patterns.
Permitting
Riley manages all required permits so you don’t have to. We anticipate permit and approval turnaround time so it does not affect schedule.
Procurement
Our industry reputation brings us significant bidding interest from the region’s top vendors. We provide a composite list of recommended bidders for review and approval. During design development, we divide work into bid packages based on trade and labor considerations, long lead items, sequencing and phasing, local practices and any other factors that affect competitiveness and efficiency.

Our Virtual Design and Construction (VDC) team manages and curates detailed, data-rich 3D models from the earliest project stages.
