GOALS
Speed was key. This build-to-suit manufacturing plant project was immediately nicknamed “Red Hot” due to its aggressive schedule and the huge forge press the building needed to accommodate.
Other keys to success included managing a tight budget while finding innovative ways to overdeliver by maximizing every dollar, and insulating the surrounding community from the vibrations of the 1600 ton forge press.
SOLUTIONS
Using BIM modeling, Riley brought together all trades and partners upfront to build the building in 3D. Riley’s lean InSTEP process combined with a design build delivery method to spot potential problems and opportunities early, allowing the owner to make fast, informed decisions.
As a tool manufacturer, our customer was happy to get their hands in the process. Having them involved and informed at every stage with weekly meetings kept teams aligned and on schedule. Friday emails included photos, weekly milestones, current progress, and a list of what’s ahead, building trust and confidence.
RESULTS
We can’t put it much better than our customer did: “Thank you for building an awesome building.” The new facility was delivered on schedule and on budget with the additions of a lot on their wish list. Riley was able to add infrastructure for future equipment lines, paint exposed ceilings, and provide finishing upgrades. This is what a can-do attitude can build.
