Construction that moves at the speed of commerce.
Few things move faster than modern logistics, and facilities construction is a mission-critical part of it. Distribution and warehouse buildings, from floor mechanicals to roof, must be built to perform under the daily weight of vehicle wheels and endure to extend the return on investment.
GOALS
Riley won the project because we delivered the previous project on an extremely aggressive nine-month timeframe. In addition to timing, our customer’s four primary concerns for the new project were the parking lot, floor slabs, roof, and mechanical systems. Durability and longevity were also of prime importance.
Challenges: The land was a blank slate, a farm field with no water, electric, or sewer services. The 600,000 square foot building had to be move-in ready by June and we wouldn’t get permitting and land acquisition until August.
SOLUTIONS
Aggressive timelines and quality demands are the inspiration for InSTEP, Riley’s proven process of goals-based communication and decision-making. We tasked our team to discover all the things that could stand between project kickoff and delivery goal. We tore the whole project apart to find the weak points, then pre-planned to solve them.
The parking lot had to withstand heavy semitrailer traffic, not just for seven years but for 15 years and beyond. We conducted an in-depth analysis including soil treatments and precise cement mixtures. Same for the floor slabs. Performance depends on thickness, mixture, pouring season, and joints. The roof had to be built to last as well. We aimed not at 20 years, but 25-30. And mechanicals had to minimize energy costs while controlling the region’s notorious humidity.
We ran two crews working from opposite ends of the building that met in the middle. We cut steel work from 24 weeks to 12. And we rigorously prepped the site and roof for winter weather’s snow and ice.
RESULTS
We were not the low bid on this project and originally learned we didn’t win it. Then the phone rang. The other contractor had what our customer called “a can’t do attitude.” They wanted the Riley can do attitude. We came together, put a plan together, and figured it out.
